SomerVille Ecovillage™ Residential
Design Guidelines and Standards

The SomerVille Ecovillage™ Residential Design Guidelines and Standards (hereinafter referred to as the Design Guidelines) have been developed by EcoSmart in consultation with Greenedge Projects for use at the SomerVille Ecovillage™.  EcoSmart owns all intellectual property rights (including but not limited to patent, design and trade mark rights, copyright and rights in confidential information hereafter referred to as ‘Intellectual Property Rights’) relating to this document and processes.

The SomerVille Ecovillage™ Design and Philosophy are based in the premise the overall development has a beneficial and/or minimal environmental impact and enriches the lives of people directly and indirectly associated with the village. The key philosophy of our Ecovillage is to achieve a sustainable environment.  This is achieved through the application of sustainable design practices where the enhancement of community is paramount.

To ensure that future dwellings are appropriately designed in consistency with promoting a sustainable development outcome, the Design Guidelines have been prepared to provide builders and home owners with information and guidance on how they can build a home that is; Energy Efficient, Conserves Water, Minimise Waste and Maximise Recycling, Encourages use of low allergenic Materials and provides details of Construction Management techniques.

Approvals Process
To ensure the minimum sustainability standards set out in the Design Guidelines are met, the design of each dwelling must go through an approval process.

This involves the following:
  1. All dwellings must meet a minimum standard as detailed in the Somerville EcoVillage Design Guidelines. (These Guidelines must be read in conjunction with the Planning Scheme/s of the Shire of Mundaring and the Building Codes of Australia).
  2. At the end of the Design Guidelines there is a checklist to ensure your dwelling will meet the objectives of the EcoVillage.
  3. A Quick Assessment tool can be downloaded from this page to 'pre assess' you dwelling to ensure it meets the requirements.
  4. Once Plans are complete they need to be submitted to be assessed by EcoSmart to ensure the Sustainability Criteria has been achieved.
